Meridian Ave. Restoration
Every old home needs a major overhaul at some point. Many Seattle homes have already had this done but there are still so many that still need to. The occasion to tackle a restoration from the top down is what we live for.
The Problem
Like so many 100-year-old plus homes in our area, much of the old-growth cedar and fir exterior was in great shape and worth keeping. But it was all covered in ancient lead paint and many of the window sills & sashes, belly bands, water tables, etc. were in desperate need of replacement and repair. The siding also had the original coat of paint buried under a century of other paint jobs which was causing a severe adhesion/paint failure issue.
The Solution
We approached this project as we always do in multiple phases. Starting with carpentry demo and repairs we went over all surfaces board by board and pulled what was unusable while leaving everything that was still doing its job. Then we moved into surface restoration where we mechanically stripped all of the old paint off of the home. Meanwhile, in our shop, we reconstructed window sashes with new stained-glass details, and then on-site our carpenters hung new ropes and weights before finishing the openings with new trim. Once all of this preliminary work was done we began the paint prep process and applied a full coat of adhesive primer followed by two heavy coats of lifetime-grade exterior latex. With this work done, there will be no need for such major repairs for another 100 years.
